In Sochi, apartment prices are determined not only by the size of the kitchen or the distance to the sea. They are affected by airport loading, train schedules, the number of tourists in high season, plans for the construction of new roads, and even the availability of a free section between the mountainside and the coast.

 

Sochi remains one of the most expensive and most specific real estate markets in Russia. Several types of demand intersect here at the same time: buying permanent housing, investing in short-term rentals, purchasing a second home, and real estate transactions for moving from other regions.

 

However, the market no longer looks like it is definitely growing. The high cost of loans, reduced mortgage availability, increased construction costs and regulation of the short-term rental market make buyers more cautious about the prospects. As a result, Sochi remains attractive, but the gap between advertising expectations and the real profitability of the facilities is becoming more noticeable.

 

Why Sochi remains a special market

 

The main advantage of the city is the combination of the sea, mild climate, tourist infrastructure and transport accessibility. Sochi is one of the few Russian cities where real estate can simultaneously be considered as a place to live, a resort asset and a source of rental income.

At the same time, geography limits the expansion of the city. On one side are the Black Sea and the coastal strip, on the other — mountains, rivers, protected areas and areas with complex engineering conditions. There is less land for new construction than in most major Russian cities, and site preparation is often more expensive.

This supply restriction supports prices. Even if the activity of buyers decreases, the owners are not always ready to quickly reduce the cost, because they understand the shortage of high-quality facilities. This is especially noticeable in areas located near the sea, major transport hubs and tourist centers.

But the shortage of land does not mean the automatic growth of any real estate. New residential complexes with developed infrastructure, apartments with legal restrictions, private houses in difficult terrain, and apartments in buildings whose characteristics require additional verification are located in the same market.

New buildings remain one of the main sources of supply in Sochi. For developers, the attractiveness of the city is obvious: steady tourist demand, limited territory and high cost of ready-made housing create conditions for projects of different price segments.

But buying during the construction phase requires special care. It is important to check the building permit, the project declaration, the financing scheme, the terms of the contract, the terms of commissioning and the availability of a full-fledged residential status.
